Creating a ready-to-work space

The key element of the brief was to design and build a modern and well-equipped workspace for short lease occupancy. The ready-to-work scheme is multifunctional, offering lettable meeting rooms and designated workspace studios for a variety of tenant requirements.

Located in a beautiful loft-style conversion in Queens Park, suites across the campus had been previously fitted out to CAT A standard. Our dedicated landlord team designed a mezzanine office and meeting areas, breakout spaces and a bespoke tea point along with agile working areas on the first floor.

Designed to attract tenants

The brief was simple; design a high-quality and approachable space, in keeping with the loft style building features; to attract a wide range of tenants. Five enclosed studios were designed into the scheme to be utilised as “fully” lettable spaces, with a separate area designated to agile working; where solo workers can utilise a workstation for a couple of hours as and when required.

Meeting rooms have been carefully designed into the eaves of this authentic pitched roof on the mezzanine floor, a fully lettable studio (seating 4 pax) is situated on the second mezzanine floor.

Both the first floor and mezzanine floors benefit from a seven-metre-wide by five-metre high window that floods the floors with natural light and beautiful green view.

The tea point is framed within the centre of the floor plate, to allow for access from all studios. Industrial and exposed lighting and shelving were used to tie in with the exposed raw feel within the space, with its exposed brickwork and raw timber beams, giving the character to the floor.

Understanding the specific needs of landlords

Being landlord funded, the project required a bespoke approach. Our dedicated landlord team understood the requirements of landlords, with the specific the need to focus on expenditure but create option that would entice tenancy and return on investment the focus was on time frame, cost, and quality.

Creating enclosed rooms on the mezzanine floors, proved quite a challenge with the pitched roof and exposed beams; but our technical delivery team devised angled walls to support the glass partitions and create acoustically sound rooms which still offer views over this beautiful loft style space.
