Peldon Rose have delivered works across all five floors of 16 Laystall Street. The building, a former warehouse nestled in Clerkenwell’s bustling side streets has an EPC B rating, premium-grade fit outs, and full DDA compliance. Labelled “Green Goddess” by Landlord TSP, the building is a competitive asset and now fully let to tech, creative, and media occupants.

The basement is characterised by a sleek aesthetic with concrete vinyl floors and porcelain finishes in the washrooms. End-of-trip facilities including bike storage and showers, ensuring essential amenities are on-hand for occupants taking an active commute.

A striking external façade creates a stunning first impression, and pays homage to regency Clerkenwell with shiny, moss-green tiles. This was the team's first project at Laystall Street. The arrival experience is completed by a DDA compliant recessed lift, a new bespoke reception desk, and clean white tiling and lighting for a bright, welcoming atmosphere.

CAT A+ works on Level 2

Simplifying and neutralising the second floor with a soft, neutral colour palette was key to attracting a wide array of prospective tenants. Repurposing existing features such as glazed partitions and exposed brick showcases the natural charm of the building while focusing on reusing materials where possible – to save costs and be more sustainable. LVT floor finishes and grey painted columns and beams match design features on other floors, such as the concrete floor in the basement; establishing a common identity throughout the building, while multiple test fits ensured the use of desking in the space was optimised. The result is 30-36 fixed desks with integrated AV, with scope to increase headcount by 12 – meaning the space is versatile today, and in the future. Refreshed WCs and a teapoint complete the ready-to-work offering.

Ready-to-work spaces on Levels 3 & 4

Like the rest of the building, floors three and four offer a refreshed, modern workspace for occupants, focusing on flexible and agile design elements to promote collaboration. Highlights include new client welcome areas, and a neutral and elegant look and feel, with a twist of industrial from exposed ceilings and raw finishes. Crittall partitions across the floorplate enhance the flow of natural light throughout the office, which contributes to employee productivity and wellbeing.
