Adjoining the Grade II listed Dutch Church on the southern side of Austin Friars, Augustine House is a located right in the heart of EC2, City of London. In immediacy are Bank, Liverpool Street, and Moorgate stations, making it a well-connected and reputable location.
The building of Augustine House has undergone extensive office refurbishment to become a future-facing haven for financial services occupants, with a new reception, end-of-trip services, refreshed and rebranded WCs and common parts, and a premium CAT A fit out on the sixth floor. A fully bespoke Peldon Rose team undertook the scheme alongside the client’s professional team at BNP Paribas. The full extent of the project included two lift refurbishments and structural works to create additional terrace entrances with re-laid composite decking, all while working in a live environment within a heavily occupied building.
A bright monochrome reception area creates a welcoming first impression to the building
The rich heritage of Augustine House is elevated with the new design, which allows the building’s original charm to shine through. The look and feel is minimalist and timeless, with clean lines, natural materials, and a monochromatic colour palette. Textures are brought to the fore with terrazzo flooring and oak panelling on half-clad walls, especially noticeable in the reception.
The same identity is kept throughout the building using neutral, two-tone details, and monochrome fixtures and fittings in the bathrooms. The lower ground floor is rich in end-of-trip services, with lockers, showers, and storage for both foldable and normal bikes, marking a commitment to supporting the needs of a contemporary workforce.

These ceiling grids ensure all mechanical and electrical services are discrete, fully accessible and adjustable, depending on future tenant requirements
The sixth floor CAT A space included cleaning and repurposing the raised access floor and introducing suspended ceiling rafts with perforated panels, creating a happy medium between fully exposed mechanical and electrical services (all of which are new) and the more closed ceiling grid system typically seen in these areas. A high degree of coordination was required to ensure the delivery of these services was aesthetically pleasing and highly efficient. It’s an inherently flexible space ready for future tenants to walk in and make their mark.
