At the heart of Hammersmith

Situated in Zone 2 to the west of the City, Hammersmith forms the gateway to London. There are strong road and rail links into central London, while the proximity to the M25 means the national motorway network is easily accessed. Positioned at a crossroads of four TfL underground lines, Hammersmith benefits from an abundance of retail, lifestyle and entertainment facilities making it an ideal home for London’s workforce.

The client challenged Peldon Rose to create a Cat A space on the fourth floor of this opportune location that would meet the demands of any future occupier. The brief was to push the boundaries set by existing workplace design in the area. This applied to everything from technical design, to integrating sustainability across the project.

Creating solid M&E foundations, and a blank canvas

Across a linear, 20,000 sq. ft. floorplate, the project started with significant strip-out and internal demolition of the existing space. The removal of ineffective and worn mechanical and electrical works paved the way for replacement M&E using SmartSpace Software. This pioneering real-estate technology enables a constant monitoring of all associated M&E within the workplace. It offers both the tenant and landlord the ability to adapt building energy outputs via a mobile or online interface, and creates a safer, more energy efficient workplace to help lower running costs and the environmental impact of the space.

Crucially, the M&E was installed in a way that will allow future occupants maximum flexibility. Seamless partitions can be installed, while symmetrical installation allows for multiple tenant occupancy if required. The result is a structurally sound, blank canvas that can be tailored to the future needs of tenants equipped with LED lighting and efficient MEP services.

A design inspired by nearby landmarks

Starting from the warm welcome of the fully refurbished reception at the building’s main entrance, an equally receptive lobby and waiting area welcomes tenants and visitors to the fourth floor. Soft seating is set against a backdrop of industrial greens, inspired by nearby Hammersmith Bridge, this is paired with warm, golden lighting framed by biophilia to reflect the proximity to the Thames.

The industrial influence of the train tracks directly outside the building is mirrored internally. Across the floorplate concrete pillars stretch to exposed ceiling mechanics with mesh grids and green cable trays, maximising the ceiling height. Understanding the importance of providing an enjoyable tenant experience, fully refurbished toilet facilities have been installed with stone tiling, metallic greens, and oak doors, complementing the lobby’s ‘hotelification’ feel. This experience is enhanced with subtle metal signage and wayfinding throughout the space to assist with the user journey.

A sustainable agenda from start, to finish

Creating an environmentally responsible workplace was one of the client’s key objectives. Of the 67 tonnes of waste generated from the initial strip out, 93% was recycled. Then, materials such as eco-backed flooring and SmartSpace technology work towards the aim of a BREEAM Excellent Rating for the whole building, which Peldon Rose are committed to achieving over subsequent floors where works are already underway.

We had the ability to fully influence the design, with key nods to the landmarks of the area while giving the client maximum flexibility to sub-divide the floorplates if required to suit specific tenant needs. I’m very proud of the team’s achievements with this project, paving the way for many further opportunities within the building complex.”
